Maintenance
Estate Services are responsible for the management, strategic development and maintenance of the University of Exeter campuses.
Our principal role is to ensure that facilities are safe, operational and available in order to support the needs of the University's business.
Maintenance is split into four, core areas.
Preventative Maintenance
Preventative maintenance extends the lifespan of elements and ensures that they meet statutory duties to remain safe in operation. These works are carried out by our in-house teams and by specialist external contractors and include the following (amongst others):-
- Fire alarm and fire door testing
- Legionella testing
- Heating and water boiler system servicing
With a few exceptions, including external customers for whom a lease agreement is in place, or an agreed maintenance service contract, all corrective work is funded by a central maintenance budget.
Corrective Maintenance
Items that require fixing, are broken or in fault require corrective maintenance. Typically undertaken by our qualified trade staff, we aim to provide a first fix for all requests received in relation to electrical, mechanical and structural works, such as:-
- Blocked toilets
- Broken windows
- Collapsed fencing
- Faulty lighting
Most work is funded by a central maintenance budget, although there are a few exceptions, such as where external customers have a lease agreement, or where a maintenance service contract is in place.
Small Works
Small works are considered as improvement work requested by a Faculty of Professional Service and these are charged back to the original requestor. Small works may be carried out by our direct labour trade staff or an external contractor. Typical examples include:
- Additional electrical sockets
- Building shelves
- Providing new white boards
Long-Term Maintenance
Long-term maintenance projects are planned and reviewed annually according to their priority in terms of health and safety, changes to regulatory requirements and protection of the fabric of the University’s estate. A five-year plan is produced each year to provide strategic guidance for the maintenance of the estate. Typical examples include:
- Upgrade/replacement of boilers heating systems and air handling systems
- Roof repairs/replacement
- Asbestos removal
- High and low voltage electrical switchgear replacement
- Replacement/upgrade of gas mains
- Upgrade/replacement of fire and intruder alarm systems
- Structural and brickwork repair/replacement
- Road and footpath repairs
- Window and door replacements
